TOURIST FURNISHED ACCOMMODATION CLASSIFICATION: WHY? The classification of tourist furnished accommodation is an official process that is attracting more and more seasonal rental property owners.
However, contrary to what one might think, its commercial impact is relatively limited: by itself, it attracts very few additional travelers. On the other hand, its financial advantages for owners are real and sometimes major, particularly in terms of tourist tax and tax opportunities.
WHY APPLY FOR TOURIST FURNISHED ACCOMMODATION CLASSIFICATION? The classification, issued by an accredited organization after inspection, guarantees that your accommodation meets certain quality standards (surface area, facilities, welcome).
It assigns a rating from 1 to 5 stars, valid for 5 years. However, this classification remains discreet on booking platforms such as Airbnb or Booking, where travelers often prioritize photos, reviews, and price over official classification.
In other words, from a purely commercial point of view, classification has little impact on your booking rate. This process is therefore not interesting for attracting more travelers, but rather for optimizing your profitability and reducing your tax burden.
Please note: when applying, it is entirely permitted — and often wise — to aim for a lower classification than the one you might be entitled to. This notably makes it possible to benefit from a more advantageous category for the calculation of tourist tax, without calling into question the actual quality of the property.
THE FINANCIAL ADVANTAGES OF TOURIST FURNISHED ACCOMMODATION CLASSIFICATION
The first concrete advantage concerns tourist tax. If your rental is classified, the tourist tax due by your clients is calculated on the basis of a fixed rate according to the number of stars, often much lower than the one applied to non-classified furnished accommodation.
Let us take an example: In Nice in 2025, for a villa rented for one week to 10 people: Non-classified villa: tourist tax = 6.70% of the cost per night and per person, capped at around €6.43 per night → that is more than €450 in tourist tax for the week.2-star classified villa: tourist tax = €1.34 per night and per person → that is €94 for the same week. The difference is striking: classification can thus make it possible to save several hundred euros per rental week.
The second advantage is tax-related. Under the micro-BIC regime (Industrial and Commercial Profits), a classified furnished accommodation benefits from a flat-rate allowance of 71% on its rental income, compared with only 50% for a non-classified furnished accommodation.
This difference can significantly reduce your taxable base and, ultimately, your income tax.
AN OPPORTUNITY TO CONSIDER DEPENDING ON YOUR SITUATION
Having your furnished accommodation classified is an accessible and relatively quick process. Expect to pay around €150 to €250 for a classification visit by an approved organization.
This initial investment is often quickly offset by the savings achieved on tourist tax and taxation. It is therefore recommended that every seasonal rental property owner seriously consider this opportunity, especially if you plan to rent regularly or intensively.
The benefit is not so much to increase your bookings, but rather to maximize your net income and secure your activity from a regulatory standpoint. Ultimately, far from being a simple quality label, tourist furnished accommodation classification constitutes a strategic financial lever, discreet but effective, for all those who wish to optimize the profitability of their rental investment.
