Terms and conditions
We encourage you to carefully read our General Terms and Conditions of Sale. They define the terms and conditions for booking, payment, and cancellation, as well as the rules relating to your stay. Drafted on December 1, 2024, they apply to all bookings made with CASAbooking Immobilier. By confirming your booking, you agree to all of these terms and conditions, which guarantee a transparent and seamless relationship.

1. General
- Your contractual partner is CASAbooking Immobilier SASU, owner of the trademarks “CASAbooking”, “Casabooking.com” and “Casabooking.net”.
- These General Terms and Conditions (GTC) apply to all reservations made with CASAbooking Real Estate.
2. Booking
- A reservation only becomes final and binding once the deposit has been paid.
- A booking confirmation and travel documents will be sent by email.
- The main traveler is responsible for the group (contract compliance, respectful behavior).
- Information, photos, and descriptions are provided with care but may differ slightly (no liability for minor differences).
- Subletting, resale, or commercial use of the property is prohibited.
- Special requests are only valid if confirmed in writing.
3. PAYMENT
- Total amount payable in euros (exchange rate costs borne by the client).
- Deposit: at least 25% of the rental amount, payable upon booking confirmation.
- Balance: no later than 4 weeks before arrival.
- Reservations made < 4 weeks before arrival → full payment immediately.
- In case of late payment, CASAbooking may cancel the reservation and charge cancellation fees.
- Some rentals require a security deposit and/or additional costs (cleaning, linen, tourist tax).
4. Amendments & Cancellation
- CASAbooking may make minor changes (notification only).
- For major changes, the client may accept, cancel, or request an alternative.
- CASAbooking may cancel a booking (full refund) in case of unavoidable exceptional circumstances.
- If the client modifies the booking (dates, property), fees equivalent to cancellation costs may apply.
- Client cancellation conditions: as specified on the website, in the contract, or by the relevant partner.
- No statutory right of free withdrawal (Art. L221-28 French Consumer Code).
- Refunds made within 14 days after cancellation.
- CASAbooking may terminate immediately in case of misconduct, danger, or breach of contract → all amounts forfeited.
5. The Stay
- Check-in: usually 4:00 PM – 7:00 PM (unless otherwise stated). Different arrivals must be pre-approved.
- Check-out: by 10:00 AM, property returned clean and in original condition. Delays may incur charges.
- Basic cleaning required: dishes washed, waste removed, beds stripped, floors clean. Otherwise, extra charges apply.
- Any damage or breakage must be reported immediately. The client is liable for damages caused by their group.
- Assistance available via owner/caretaker (contact details provided).
6. Special conditions
- Fixed costs are included; variable costs (tourist tax, energy, heating, firewood, laundry) may be payable on-site.
- Extra beds/baby beds: only available on request at booking; baby bedding not provided.
- Pets (dog/cat only) allowed if stated and declared at booking. Some breeds prohibited.
- Heating: not guaranteed in all properties; depends on season and equipment.
- Internet/WiFi: only if mentioned. No guarantee of speed, availability, or security. Leisure use only.
- Swimming pool: open seasonally, depending on weather and management rules.
- High-power appliances (e.g. EV charging) prohibited unless stated otherwise.
- Maximum occupancy: strictly limited to the number on the confirmation (babies included unless agreed). Overcrowding may result in surcharges or termination.
7. Non-Conformity & Claims
- Any defect must be reported immediately on-site to the owner/caretaker, then to CASAbooking if unresolved.
- In case of a major unresolved defect, the client may cancel and request compensation.
- No compensation possible if CASAbooking was not notified during the stay.
- Formal complaints must be submitted as soon as possible after departure (procedure on website).
8. Liability
- CASAbooking is not liable for:
- client’s fault or that of a group member,
- unforeseeable third-party actions,
- force majeure or exceptional circumstances.
- No compensation for external nuisances (insects, weather, roads, stray dogs, etc.).
- Liability limit: three times the rental price (except for bodily injury where limitation does not apply).
9. Limitation Period
- Any claim expires 1 year after the end of the stay.
10. Restrictions & Clarifications
- No rentals for business travel.
- Maximum rental duration: 3 months.
- Minimum age to book: 18 years.
- Some rentals are for families only: youth groups (< 25 years) not permitted.
- Parties, events, gatherings strictly prohibited → termination + extra fees.
- Additional services booked via third parties (links on our website) are not part of the CASAbooking contract.
