Terms and conditions

We encourage you to carefully read our General Terms and Conditions of Sale. They define the terms and conditions for booking, payment, and cancellation, as well as the rules relating to your stay. Drafted on December 1, 2024, they apply to all bookings made with CASAbooking Immobilier. By confirming your booking, you agree to all of these terms and conditions, which guarantee a transparent and seamless relationship.

1. General

Your contractual partner is CASAbooking Immobilier. CASAbooking Immobilier owns the trademarks “CASAbooking“, “Casabooking.com“, and “Casabooking.net“. The following booking terms and conditions apply to your reservation.

2. Submitting a reservation

2.1. Reservation.

By making a reservation, you submit a booking, following which you will receive a booking confirmation. The reservation only becomes final after receipt of the deposit payment. The travel agreement between CASAbooking Immobilier and you includes the booking confirmation and these terms and conditions.

2.2. Travel documents

All travel documents will be sent to you by email.

2.3. Group travel

Please note that you are responsible for the rest of your travel group. This means you must ensure that you and the group traveling with you adhere to contractual commitments and behave respConfidentiality is essential to us. 2.4. Online offer

The information about the holiday homes on our website has been compiled with the utmost care. Due to circumstances, the description or photos may differ slightly from the actual situation. For example, the (outdoor) pool may be closed in winter, there may be a different sofa in the holiday home, or the bakery may be slightly further away than expected. As long as these differences are not significant, we cannot be held responsible.

2.5. Subletting / Resale of stays

Subletting holiday homes is not permitted, nor is reselling stays as a travel organizer with your own rates.

2.6. Special requests

Special requests and reservations made under conditions and verbal agreements are only valid if they have been confirmed in writing by CASAbooking Immobilier.

3. Amount of the trip

3.1. Payment

The total amount of the trip must be paid by you in euros, unless otherwise stated. The payment date is considered the date CASAbooking Immobilier’s bank account is credited. When making a payment in a different currency, you must take into account the price difference due to the exchange rate.

3.2. Payment deadline

The deposit is at least 25% of the total travel cost. It must be paid upon receipt of the booking confirmation. The reservation is only finalized after confirmation of this payment. The balance of the travel cost must be paid no later than 4 weeks before the start of the trip. If reservations are made less than 4 weeks before departure, the total travel cost must be paid immediately.

3.3. Late payment

If a deposit and/or final payment has not been received by the agreed due date, CASAbooking Immobilier is entitled to cancel the booking. CASAbooking Immobilier may charge cancellation fees. After cancellation of the travel contract, other guests may book the holiday home, and we can no longer guarantee availability.

3.4. Deposits and additional fees

A deposit is required for some holiday homes. In addition, additional fees may apply, such as bed linen or (final) cleaning. The method of payment of the deposit and/or additional fees is described in the travel contract or confirmation email.

4. Modification, cancellation and termination

4.1. Amendment

CASAbooking Immobilier may make minor changes to your travel contract, but we will inform you of these changes. In the event of a more significant change, we will ask you whether you accept the change or prefer to cancel the reservation. If you wish to modify the travel contract, for example, by changing the arrival date or requesting a different vacation home, we will charge you an amount equal to the cancellation fee.

4.2. Cancellation by CASAbooking Immobilier

Obviously, we don’t want to disappoint you, but we may cancel your final booking on the first business day following your booking. In this case, your deposit/payment will be refunded. Before the arrival date, CASAbooking Immobilier may also cancel the travel contract if it is not reasonably possible to fulfill the contract due to unavoidable and exceptional circumstances. In this case, CASAbooking Immobilier will lose its right to full payment for the booking and will refund the amount already paid.

4.3. Alternative

If a significant portion of your stay is not/no longer possible due to problems with the holiday home, we will search for an equivalent alternative for you. We will try to take into account the location, service level, and amenities of the holiday home, as well as the composition of the travel group, as much as possible. If the alternative holiday home is of lower quality, you will receive compensation. If the alternative holiday home is of higher quality, you will be asked to pay an additional amount. In both cases, you will also have the option to terminate the travel contract.

4.4. Cancellation fees in case of cancellation by the customer

You are not entitled to a free right of withdrawal. The current cancellation conditions applicable to your booking can be found either on our website and/or in your travel contract. If you have booked a holiday home via the website of one of our partners, it is possible that the cancellation conditions of that partner apply. If this is the case, this will be stated in your confirmation email or your travel contract. You can cancel the booking at any time before the arrival date. We process cancellations during business days. We will process the cancellation within 2 business days.

4.5. Refund after cancellation

CASAbooking Immobilier strives to refund the remaining rental amount within 14 days of the cancellation date.

4.6. Termination for reasons related to conduct – behavior.

CASAbooking Immobilier may terminate the rental agreement without notice if the guest persistently disrupts the stay, despite being warned to refrain from doing so, or if they violate the contract to such an extent that immediate cancellation of the contract is justified. This applies, for example, if other people are endangered. In this case, the travel amount will be forfeited.

5. The Stay

5.1. On arrival

Please hand over your travel documents to the owner or caretaker upon arrival. The keys will not necessarily be handed over to you upon arrival/returned to your holiday home by you. During the season, you may have to wait at the specified location where the key is to be handed over/returned to you.

5.2. Arrival

As a general rule, you can check in between 4:00 PM and 7:00 PM. If this is different for your stay, this will be stated in your travel contract. You must make every effort to arrive on the date stated in the travel confirmation, as arrival on alternative dates cannot always be accommodated, due to organizational reasons. You should always check with CASAbooking Immobilier in advance whether it is possible to arrive on another date. If this is possible, this will be confirmed Confidentiality is essential to us. If you are unable to occupy the holiday home as agreed, for example due to very heavy traffic on the roads, or for personal reasons, and there are no unavoidable and exceptional circumstances at your destination, or in its immediate vicinity it is much more difficult for you to arrive on time (as mentioned in clause 4), CASAbooking Immobilier is entitled to receive payment in accordance with clause 4.4. The same applies if you leave the premises early.

5.3. Departure

On your departure date as stated in the travel contract, the holiday home must be vacated and returned to the owner or their representative in a clean and tidy condition, i.e., in the same condition as it was presented to you, no later than 10:00 a.m. Please find other departure times, if necessary, in your travel agreement. If you have not vacated the holiday home by the specified time, you will be charged in accordance with the holiday home’s policy.

5.4. Basic cleaning

Before your departure, you must carry out basic cleaning. Basic cleaning includes cleaning kitchen surfaces, rinsing and putting away dishes, removing all leftover food and waste, removing bed linens, and sweeping or vacuuming all rooms so that the rental premises can be returned in their original condition. If basic cleaning is not carried out properly, CASAbooking Immobilier is entitled to charge you for additional costs. In some holiday homes, you will have the option of cleaning the holiday home yourself. Leaving the cleaning to the owner or caretaker will incur a fee reflecting normal cleaning rates. You will find information on this in the description of the holiday home.

5.5. Help and Support

If you require urgent personal assistance or help during your stay, please contact the owner/caretaker for further information. Contact numbers are provided on your stay receipt.

5.6. Damage

Of course, it may happen that you or your group of travelers cause damage in or around the vacation home. Please report any damage as soon as possible to the owner/caretaker and us so that no one is faced with any surprises. In this case, you may be held liable for the damage.


6. Special conditions and recommendations

6.1. Fixed/variable costs

Fixed costs, payable in all cases, are included in the price indicated on our website. Variable costs depending on the number of people traveling, the composition of the traveling party, or consumption (e.g., tourist tax, electricity, gas, heating, firewood, water, laundry fees) may be payable to the owner or caretaker, depending on the level of consumption at the vacation home. If you have any questions about the variable costs you are responsible for, please contact us.

6.2. Extra beds and/or baby cots

The booking confirmation will indicate whether extra beds and/or cots are available. You must always bring bedding for a cot. Please check whether a cot is included in the maximum number of people allowed to rent the holiday home or whether another person (child) can stay in the holiday home. Cots are generally suitable for children up to the age of 2. Extra beds and cots must always be ordered when booking and, in some cases, confirmed to the guest. The order confirmation must include a note stating that an extra bed/or cot has been reserved.

6.3. Pets

The description of the holiday home also indicates whether a pet (limited to a dog or cat) is allowed in the holiday accommodation. A pet must always be registered when booking and information must be provided describing the animal and its size, even if the property information indicates that pets are allowed. Certain dog breeds, mainly so-called fighting dogs, are subject to strict regulations in many countries, or are subject to a general ban. Please inquire in good time about the applicable regulations. If pets are brought in without permission, CASAbooking Immobilier may require that the animals concerned be removed. The right of termination to which CASAbooking Immobilier is entitled under clause 4.4 shall remain unaffected by the foregoing.

6.4. Heating

Heating is not always available in holiday accommodations in summer destinations, especially in southern Europe. Central heating in the form of gas, electric, oil, or pellet/wood stoves is usually switched on and off by the guests themselves. If a heating system is available, information on how to switch it on and off will be provided by the owner or caretaker.

6.5. Internet / Wifi

Internet/Wi-Fi is only available if expressly mentioned in the property description/confirmation. We do not guarantee that it will be available at all times, nor do we guarantee its speed, compatibility, and security. Accordingly, you will be responsible for taking adequate security measures for your devices. Use may be restricted. Wi-Fi is normally provided for holiday purposes and is therefore not suitable for business or similar use. Use of the Internet/Wi-Fi is at the user’s own risk. Applicable laws must be observed when using the Internet/Wi-Fi. In particular, you will be obliged to refrain from downloading files or accessing data containing material (e.g., films, music) that is protected by copyright but is nevertheless illegally distributed on the Internet via file-sharing networks or similar. Likewise, you are not permitted to download files with criminal content or using illegal means. In the event that a culpable violation is committed, as stipulated in this text under the heading “Internet / Wifi”, you shall indemnify us against all third party claims.

6.6. Swimming pool

The holiday home information also indicates whether a holiday home has a swimming pool, usually with information on the pool’s opening dates during the season. Please note, however, that the dates indicated for the start and end of the season may change due to weather conditions. Please note the opening hours indicated by management for swimming pools in holiday resorts and any special rules that may govern pool use.

6.7. Connecting high-power electrical appliances

You are not permitted to use or plug in high power electrical appliances such as, but not limited to, air conditioning, electric bicycles and electric cars, unless otherwise specified in the travel agreement.

6.8. Maximum number of persons

The rented premises must not be occupied and used by a greater number of persons than confirmed in the booking confirmation. The maximum number of persons indicated also includes children and babies, unless otherwise agreed with CASAbooking Immobilier and confirmed in the booking confirmation. Overcrowding of a rented property will entitle CASAbooking Immobilier to increase the rent proportionally plus any additional costs retroactively. The right of termination to which CASAbooking Immobilier is entitled under clause 4 will not be affected by the foregoing.

7. Not in line with expectations

7.1. On-site notification

If your holiday home does not meet your expectations, please inform the owner/caretaker immediately. If you cannot reach an agreement with the owner/caretaker, please inform CASAbooking Immobilier immediately. CASAbooking Immobilier may propose a suitable solution, provided that this solution is reasonably feasible and does not entail excessive costs. If you do not immediately inform CASAbooking Immobilier that the holiday home does not meet your expectations in the manner mentioned above, you will lose your right to compensation.

7.2. Complaint

If the defect is of such a nature that it seriously impacts the remainder of your stay and it is not possible to find a solution or alternative, you have the option to terminate the travel contract and, if applicable, you will be entitled to receive, at the sole discretion of CASAbooking Immobilier, a deduction from the travel amount or compensation. If CASAbooking Immobilier does not offer a suitable solution within a reasonable time, you have the right to file a complaint as indicated on our website. We encourage you to file any complaints as soon as possible after your stay. Please note that service providers (such as the owner and caretaker) are not parties to the travel contract and do not act as representatives of CASAbooking Immobilier, nor are they authorized to recognize complaints and issue and/or receive legally binding statements.

8. Liability / Limitation of Liability

8.1. Non-compliant stay

If your stay does not comply with the travel contract, you may be entitled to compensation for damages, unless the damages are attributable to the following causes:

Culpable acts or omissions by you or any person traveling with you
Unforeseeable or unavoidable failure to perform by third parties
Unavoidable exceptional circumstances

8.2. External factors

Force majeure and special regional factors such as the presence of insects, stray dogs, bad weather or the condition of public roads will not entitle you to make a claim against CASAbooking Immobilier.

8.3. damages resulting from a breach of contractual obligations

CASAbooking Immobilier’s liability for damages resulting from a breach of contractual obligations or in connection with material damage is limited to three times the rent, unless it is not permitted to limit liability for claims, for example for personal injury.

9. Obligation to claim within a certain time limit

9.1. Limitation period

Your right to claim damages and/or compensation expires after one year.

9.2. Start of the limitation period

The limitation period referred to in clause 9.1 above will begin on the last day of your stay as stated in the travel contract.

10. To avoid confusion

10.1. No rentals for business travel

We specialize in vacation home rentals, not business travel.

10.2. Holidays

Since the holiday home is intended for vacation, you can rent a holiday home from us for a maximum period of 3 months.

10.3. Adults only

You can only make a reservation if you are 18 years of age or older.

10.4. Youth groups

Some holiday homes are primarily geared towards families. Therefore, groups consisting entirely of young people will not be admitted. Generally, the term “young person” refers to persons up to the age of 25, unless otherwise stated in the travel contract. If applicable, we will clearly state this on our website and in the travel agreement. Bookings that do not comply with these conditions will be canceled and a cancellation fee will be charged.

10.5. Parties, events and gatherings with guests

The holiday home is intended for you and your travel group. It is not permitted to hold parties, events, or gatherings with guests other than members of the travel group. If this is not respected, we will terminate the travel contract and charge the costs, including, where applicable, cleaning fees and damages.

10.6. Additional travel services

In the event that you book an additional travel service with a third party via a link on our website, this additional travel service is not part of your travel contract with CASAbooking Immobilier.
