CasaBooking Commission – How does it work?
At CasaBooking, we apply a principle of total transparency regarding commission billing. It’s not always easy to explain, so here’s a clear summary:
In short, the total amount billed by CasaBooking is 30% VAT included on rental income
- The largest share corresponds to the re-invoicing of partner site commissions (Airbnb, Booking.com, etc.), averaging 20% VAT included (between 18,6% and 21.4%, applied to rent plus extra fees)
- The balance, about 10% VAT included (≈ 9.6% VAT incl. or 8% excl. VAT on average in 2025), represents CasaBooking’s remuneration for management and services.
*For some older contracts, CasaBooking used to bill 28% VAT included. However, since partner sites such as Airbnb and Booking.com have increased their commissions, the average rate is now about 20% VAT included (compared to 18% previously).
Booking.com’s and Airbnb’s rate applies to rent plus cleaning or other extras and ranges between 18,6% and 21.4%.
What if you recommend a traveler to CasaBooking?
If you invite a past guest or acquaintance to book directly through CasaBooking (simply by sending an email on their behalf to reservation@casabooking.com), then:
- The traveler benefits from a 10% discount.
- You avoid partner site commissions, which increases your net rental income.
Example for a €1,000 reservation:
- Via a partner site
- Traveler pays: €1,000
- Partner site commission: -€200
- CasaBooking remuneration: -€100
- Net rent for you: €700
- Direct booking via you
- Traveler pays: €900 (-€100 discount)
- Partner site commission: €0 (instead of -€200)
- CasaBooking remuneration: €100 (unchanged)
- Net rent for you: €800 (+€100)
